A beautiful barn conversion property offering spacious and stylish accommodation for four guests, enjoying a fantastically tranquil rural location just 3 miles from the market town of Fakenham.

This barn conversion cottage is one-of-two properties situated in this stunning rural location surrounded by open fields in the North Norfolk countryside. The peace and quiet and relative seclusion are the real draws of this property, making it particularly suitable for those who truly wish to escape the hustle and bustle of daily life and enjoy the simple pleasures of enjoying glorious sunsets, taking relaxing country walks, and waking up to the sound of birdsong. This does not, however, mean that the property is completely cut-off as the market town of Fakenham lies just 3 miles away and offers a good range of shops, restaurants, and a weekly market. To the north of the cottage, within a 20-minute drive, the seaside town of Wells-next-the-Sea is a particularly attractive place to spend a day, with its wide pine backed sandy beach, busy harbour, pretty park, and elegant Georgian architecture.

Within walking distance of the barn is the Multiple winner of Norfolk's Best Large Attraction, Pensthorpe Natural Park. Explore one of the largest Wildflower Meadows in Norfolk, enjoy the beauty of 4 stunning gardens, meet some of the rare and native species of wildfowl and kids can run wild in WildRootz, an outdoor adventure play! Whatever the weather, kids can also come in for an epic indoor adventure in Hootz House, the award winning indoor adventure play.

Arriving at this barn conversion property along the private drive, guests are bound to be captivated by the far-reaching views over the surrounding countryside before they even step inside. Coming through the front door, they will come first to a spacious hallway with an impressive double-height ceiling and huge two-storey window which floods this whole space with light. Moving through to the open-plan living space, guests are able to make themselves at home in this welcoming space, with its lounge area at one end and a kitchen/diner at the other. The lounge area is set in front of a pair of patio doors and there is comfortable sofa-seating from which to enjoy the views or to enjoy a film on the TV/DVD in the lounge. The dining area occupies the centre of the room, whilst at the far-end of the space the kitchen looks out over the garden and a second set of patio doors. Guests will find everything they need here to prepare all their favourite dishes, including an oven, hob, microwave, fridge, and dishwasher, whilst the microwave, freezer, and washing machine can be found in the separate utility room. In addition to this, there is a handy cloakroom with a WC. Upstairs there are two bedrooms, both of which have been finished in a chic, understated style. The first of these is a double room which has built-in wardrobes and benefits from an en-suite shower room with WC. The neighbouring twin room, meanwhile, offers an en-suite bathroom with a shower-over-bath and WC.

Outside, there is a lovely, enclosed patio area to the rear of the property with garden furniture and BBQ which is seperated from the neighbouring patio by a dividing fence for privacy. Beyond this there is a large lawn area which is shared with the next-door property. This gives guests a wonderful sense of space and ensures far-reaching panoramic views across the countryside. Dogs must be kept on a lead when walking around the working farm due to many species of rare ground nesting birds in the area. Off-road parking available for four cars.

This property forms the ideal location for a couple or family and their four-legged friend looking for a tranquil retreat, or for larger parties the neighbouring  "Wanstead Barn" can also be rented to make for a bigger celebration.

We stayed here about 6 years ago over new year (Wanstead Barn that time) and it was just as good again. This place is perfect for us and well equipped.

Spacious ground floor living accommodation - kitchen layout a tad odd but generally OK - possibly needs more lighting throughout, but we coped. Upstairs, two large ensuite bedrooms - quite small windows but good views onto neighbouring land. Landing space idyllic for coffee and contemplation.

Lovely comfy cottage in a quiet rural location but easily accessed from the main road . Ideal for visiting National Trust properties , the Norfolk coast and Sandringham . Fantastic holiday accommodation that is ideally located next to the Pensthorpe nature reserve. It is also very close to Holt (20min drive) and the stunning North Norfolk coast (30mins). The accommodation is very spacious and really well equipped.

We had a wonderful stay. Cottage design very clever means that the adjoing areas of the 2 properties are the staircases, means you don't hear a thing from the neighbours. Open living area and kitchen, Every appliance you could need available in kitchen/utility area. Full size dining table and breakfast bar. Very good WiFi and good size smart TV. Our second time staying at the property and we love the feeling of being away from it all but with amenities close by in Fakenham. The night sky views from the cottage are amazing (no light pollution at all) and the wildlife around the cottage is great. The location is very good for exploring most of North Norfolk.

So glad we booked our holiday to the barn. Wonderful peaceful location and the sunrises and sunsets were stunning. Every possible equipment provided and although it was November the barn was cosy despite its spaciousness. Will definitely be back and would highly recommend.

Beautiful barn conversion in a perfect spot for seeing north Norfolk. It immediately felt like home and had everything you need for self catering. Lovely walks right from the doorstep and we saw lots of wildlife, deer, birds and hares. Already thinking about coming back when we can as we enjoyed it so much.
