A contemporary-style holiday home with accommodation for five guests, offering its own games room, located in the attractive seaside town of Wells-next-the-Sea on the North Norfolk coast.

This property is located in the coastal town of Wells-next-the-Sea, a beautiful seaside town with a bustling harbour, excellent range of shops, and some fine Georgian architecture. The town’s beach is situated just over a mile from the town centre and is a fantastic stretch of sand backed by pine trees. The beach makes up a part of the stunning 25000-acre Holkham Estate at the heart of which stands the gorgeous Palladian manor of Holkham Hall. Those who wish to see the coast from a different perspective may like to take one of the boat trips from the town’s quay from where visitors can choose a tour around the harbour or a tranquil wildlife-spotting trip through the marshes.

On arrival at this property, guests can make themselves immediately at home in the comfortable lounge/diner, a spacious room which runs the full-length of the property. Towards the rear end of the room, overlooking the garden, the lounge area has two sofas from which guests can enjoy the TV/DVD in the lounge or play a game on the PS2 games console. At the opposite end of the room, the dining table sits in the window looking out over the front aspect of the property. The galley-style kitchen, meanwhile, has been finished in a contemporary style and is equipped with an oven, hob, microwave, fridge with ice compartment, coffee machine, and washing machine. Beyond the kitchen, a small hallway has two doors, one which leads out onto the garden and the other which opens into a cloakroom with WC. Upstairs there are three bedrooms. The first of these is an attractive king-size room with plenty of storage space in the wardrobe and chest of drawers. The second bedroom is a twin room, whilst the third is a peaceful single. The bathroom can also be found on the first floor and offers a shower-over-bath and WC.

To the rear of the property, there is a delightful garden which has a good-sized lawn as well as a patio seating area for which there is garden furniture provided. At the far end of the garden, a detached outbuilding has been set up as a fun games room which, with its darts board, pool table, table tennis table, and music system, is sure to delight teenagers and comdogitive adults. There is space to store a boat, and off-road parking available for one car with further on-street parking available locally..

What a fantastic location, a few minutes from the town centre. Parking to, which to be honest was a god send. Good size bedrooms, living room/dining room. Loved the fact you could all sit around the dining table and talk about the day you've had, great family time. The children had great fun in the games room (adults did too). We even had a bbq as Read morethe back garden a fabulous size, we even had very hot weather!! Lovely size home with everything you need for your stay. Hide

Great location and lots to do in Wells. This accommodation is well equipped with a garden for younger children and those over ten years will enjoy taking on adult family members at table tennis in the man cave!

Located less than 10 minutes' walk from the harbour, shops and pubs of the pretty town of Wells, this is a lovely holiday home, with comfortable beds and good space for a family. The games room is a great extra. The lack of a dishwasher and unreliable WiFi in wet weather may annoy some people but the comfort, cleanliness and location are excellent.Read more The beach is enormous and sandy - a fair walk from town but there is a car park. Lovely cosy house. Very clean, tidy and modern. Large garden with options to find a shady spot if needed. Very quiet. Perfect location for walking to quay, shops, bus stops etc. Off road parking is available however we always found a spot on the street just outside. We loved this house: it was small but 5 of us felt comfortable there and we had all the facilities we needed. It was good value, we enjoyed the games room and it was easy to walk into the town and local pubs/restaurants. There were lots of lovely places to eat.

We have used the cottage for three years, it has all we required, i.e. the children loved " the man cave" at the bottom of the garden, and the proximity to staithe street and butlands
