A delightful barn conversion property offering comfortable accommodation for four guests, all set across a single storey, enjoying a quiet location in the Norfolk village of Langham.

Situated in the rural village of Langham, this property is in an excellent position for enjoying a day on the coast whilst being able to return to a peaceful location in the evenings. The nature reserve at Blakeney Point is just 2 miles and can be explored either on foot or by taking a seal-spotting boat trip from nearby Blakeney village. The nearest beach can be found at Cley-next-the-Sea which is 5 miles from the cottage and offers a wide expanse of shingle, but for a sandy beach head to Wells-next-the-Sea, which is still within easy reach just 7 miles away.

Situated at the heart of this single-storey barn conversion property, the first room that guests will come to on arrival is the spacious yet cosy-feeling lounge/diner with its range of comfortable seating allowing guests to enjoy a night in with a film on the TV/DVD. In the summer months throw open the patio doors to the garden, or at cooler times of the year light the wood burner to give the whole room a lovely warming glow. Just behind the seating area there is a dining table seating four, next to which a doorway leads through to the kitchen with its oven, hob, microwave, fridge/freezer, dishwasher, washing machine, and tumble dryer. The sunny conservatory is accessed through the kitchen and is a great spot to sit and read the papers with a pot of tea. There are two bedrooms, the first of these is the master double room, a restful room with plenty of built-in storage as well as an en-suite shower room with shower and WC. The second bedroom, meanwhile is a twin room. Guests here have use of the main bathroom with its bath, over-bath shower, and WC.

Outside, the cottage boasts an enclosed lawned garden which is overlooked by a patio seating area, making it a delightful space for both adults and children alike. There is private off street parking available.

A lovely property in an ideal location. A short walk to the pub is always a bonus. Property was clean with a lovely conservatory. Would happily re-visit and recommend.

Excellent location - Langham is a peaceful village easily accessible to all the local attractions by car (Holkham, Wells,Clay, Holt to name just a few). The cottage was comfortable, clean and homely with very good instructions, can't fault it.

The location of the cottage is good. Quiet and fairly comfortable. Easy access by car to many North Norfolk beaches and towns, although parking charges somewhat high. The conservatory was nice for breakfast.

The cottage is in a nice quiet village, in a small group of converted barns. It is well a pointed, having everything needed for a pleasant stay. The beds are comfortable etc, there is bathroom and separate ensuite shower. Good sized lounge with a small well fitted kitchen, along with a conservatory.

Lots of space. Great enclosed garden for the dog. Perfect location for cycling. No shop nearby so need to travel to find a supermarket.

This is a delightful and thoughtfully arranged cottage with plenty of facilities. A lovely pub within walking distance but kitchen adequate and well stocked to enable home cooking too.

Small but perfectly formed. Ideally sited for exploring the Norfolk coast. Its just over a mile to Morston Quay which makes a very pleasant walk on a summers evening. The nearby Blue Bell is excellent and only a short walk away. The kitchen is small but adequately equipped and the conservatory became our cosy meeting place every evening.

Very well equipped cottage with everything you could need. Very peaceful location. Dont be put off that it is near a road as there was so little traffic, and the odd vehicle that passed was low speed and unless in the garden you wouldnt notice. We would rent again in a heartbeat. A perfect little barn for us as a couple on holiday with a furry friend (or two), ideally situated in a quaint Norfolk village a few miles from the coast. Small private garden that was safe to let the dog out. Newly fitted bathroom with shower over the bath, very comfortable. Easy parking nearby.
