A period cottage offering thoughtfully updated, light-filled accommodation for four people, situated in the quiet village of Titchwell in North-West Norfolk, 1 mile from a coastal RSPB reserve.

This property is situated in the village of Titchwell, just moments away from two hotels, both of which have well-regarded restaurants offering all-day menus including afternoon tea. A mile from the property, the village beach is a quiet spot to enjoy coastal walks and makes up part of the RSPB reserve which is home to an abundance of rare seabirds which populate the reeds, freshwater lagoon, and saltmarshes. Just 6 miles around the coast, the bustling resort of Hunstanton is a fun place to spend a day at the seaside, whilst neighbouring Old Hunstanton is a small village boasting a fantastically spacious sandy beach, offering a quieter alternative to the town’s main beach and seafront parade.

Stepping directly from the pavement through the front door of this property brings guests straight into the main living space of this pretty cottage. This spacious lounge/diner is a stylish room which has been finished in a chicly understated fashion with simple yet elegant furnishings and decor, including two comfortable sofas, a warming wood burner, an exposed brick wall, and a TV/DVD. To the rear of the room, the dining area seats up to four guests and is situated right next to the kitchen which is well-equipped offering a Belfast sink, oven, hob, microwave, fridge/freezer, dishwasher, and washing machine. The property’s bathroom is situated on the ground floor just beyond the kitchen and offers a contemporary-style shower-over-bath and WC. Steep cottage style stairs lead upstairs where there are two restful bedrooms, which have been finished in the same attractive style as the rest of the house. The first of these is a double room with a chest of drawers and wardrobe, whilst the second bedroom is a twin room boasting views across the garden.

A patio door from the kitchen opens out onto a pleasant patio seating area with garden furniture to the rear of the property, beyond which there is a fully-enclosed lawn offering plenty of space to relax and play. There is roadside parking opposite the property, or alternatively guests may use the car park at the hotel nearby.

Dogs are charged at £20 each per full or part week.

A extremely well equipped and comfortable cottage going well beyond the normal with modern and tasteful furnishings and equipment. The beds and bedding were top quality and very comfortable. Our first holiday with dog and the garden and patio area were ideal and easy to keep tidy with nearby hose. Perfect situation to explore the local area and a mRead moreust for ornithologists and dog walks A lot of love and care has gone into cottage. Well worth a stay. Would be happy to return at any time. Great location for the area, but on main road so we parked at hotel which turned out as a positive as hotel has play area good food and friendly staff

Wonderful cottage, very cosy and excellently located for the RSPB Titchwell Marsh Reserve (less than 10 minutes walk). The property is very well equipped and Titchwell Manor (along the road) is a very pleasant place to have a drink. It is easy to walk to Brancaster and further - all in all, a lovely area and great property.

Very cosy comfy little cottage, close to several good pubs serving food. Parking and closeness of the road only drawback in wet weather, as we didn't feel we wanted to leave our car on the main road, which left a scary walk along the road from the nearby hotel after dark.

Lovely little cottage, very comfortable beds, nice fluffy towels provided and a well equipped kitchen. Floors are all tiled downstairs so recommend you take slippers or it can be a little chilly on the feet! Great location with an easy walk to Brancaster and the beach and other fabulous beaches a short drive away, superb for kids and dogs. We had a enjoyable stay at this well equipped cosy cottage. It is situated on a busy main road, parking could be a problem but we parked in the hotel car park further along the road (fine in good weather!) This is an old property and the staircase is steep with no handrail, so would not suit everyone.

Great location for bird watchers with Rspb reserve a short walk away. Also very close to the beach for wonderful, quiet dog walks. Cottage has no off road parking and maybe missed if arriving in the dark but parking is available at a local pub a short walk away. The pub does great food especially the Sunday roast. Please be aware Dogs are not allowed on the sofa or upstairs at this property and the front door opens straight onto a very busy road. You have to go across a little alley way before getting to the grassed area which again leads straight to the main road. There are loads and loads of dog friendly places and walks nearby but the majority of them youRead more have to drive to get to. Just things to be aware of lovely cottage though Hide

Whilst we have had a most enjoyable holiday at the Roost, I would suggest that the property is subject to a deep clean, and as a minimum would make some basic cleaning materials, such as surface cleaners an cloths available so that guests can do their own basic wipe arounds throughout their stay.
