A charming flint cottage offering a family or friends the perfect holiday home, enjoying an enviable location in the village of Warham and located less than 2 miles from Wells-next-the-Sea.

This delightful property is situated in Warham, a pretty village located close to Norfolk’s picturesque North Coast. The characterful village pub is just a short stroll away, the perfect place to pop in for a refreshing drink, or to try out the food menu, including signature home-baked pies. For a range of shops and more places to eat, head to neighbouring Wells-next-the-Sea, a great place to join one of the boat trips which depart from the town’s harbour. The beach is situated just outside the town and boasts a wonderful stretch of fine golden sand, pine trees and beach huts.

Guests entering this charming cottage arrive in the hallway which features its very own grandfather clock. The kitchen/diner is the first room to the left, the kitchen area is equipped with an electric oven and hob, microwave and fridge with ice compartment. The dining area has a large table with enough seating for five guests, providing a perfect place for breakfast, lunch and dinner. Further along is the lounge which boasts comfortable seating, along with a cosy wood burner set within the original fireplace, perfect to relax in front of on those chillier nights. After a busy day exploring, catch up with your favourite programme on the TV or relax with a good book and listen to background music from the radio. For added convenience there is also a separate WC. Making your way up the stairs you'll find the three bedrooms, a single and two doubles. Completing this floor is the family bathroom which has a shower over bath and WC.

Heading outside via the back door is the perfect sized garden offering a peaceful place for you to unwind and soak up the sun. There is enough seating for all on the patio including a bench and table and chairs.

There is parking for 2 cars at the front of the property and wooden gates but please be advised this a shared courtyard with the next door cottage.

As others have indicated, the cottage is in a great location for exploring the North Norfolk coast, the pub down the road is great (though booking necessary at the weekend) and the log burner is nice (bring your own wood). Overall, though, the cottage is a bit tired and the kitchen/diner is tight to seat four. There's only comfortable seating for tRead morehree in the living room and the carpets downstairs are pretty threadbare. Despite this, we enjoyed our stay and the garden space is great for dogs. Excellent location, less than half an hour to everywhere on the North coast where we wanted to go. Local pub is excellent, best pie I've eaten. Very cosy cottage, the log burner lights well and kept everything cosy and warm. Bit of a squeeze in the kitchen, and we were only 2 ppl. Nice sized main bedroom. We went for a long weekend a group of friends. Cottage in a great location the local pub just a stroll down the lane. The log burning stove was great the heating in the cottage very good. We all slept well in the comfy beds. It had everything we needed . Would stay again.

Nice cottage but please dont expect too much to be fair with 2 dogs the fact it is a bit shabby may no be a bad thing needs a bit of tlc . Great location only 5 mins from wells

It was a lovely cottage, we went with 2 adults, 2 children and 2 dogs you wouldn't want anymore, but it was great for us, a good base to visit the local area. I would say as we had dogs there is a spot on the bottom left which they could have got through, with the lovely weather we had we were not there that long. We all slept well.

Beautiful cottage in a lovely setting very close to Wells-next-the-sea. Our dog was fine in the garden and couldn't have escaped. We like the traditional cottage interior. It perfectly fits with this country cottage. Heating worked very well and easy to adjust.

We loved the cottage, it had loads of space for three adults, one child, one baby (with cot and pram) and our dog! Lovely garden and loads of space to park too.

Lovely cottage in quiet village,good garden,but dogs could escape over little wall at end and couldnt get back due to the drop.well equipped and big enough for the 4 adults and 2 dogs. Lovely pub in village but very busy and suggest booking table before arriving.

The cottage is lovley, the living room is comfortable especially with the extra new 2 seater settee and I think the TV is new, a very good picture and channel selection, the bedrooms are good sizes and the downstairs loo is brilliant asset, the kitchen is small but good for us as we're a trio has lots of pots n pans but you're on holiday so simple Read moremeals are easy if you feel the need to cook and off road parking is brill and a safe enclosed tidy back garden with patio, all in all very comfortable Hide

Nice looking cottage but the interior lets it down. If you like clean modern living it wont be for you. If you like old fashioned in the style of a bric-a-brac store it will be for you. Desperately needs updating. Garden furniture was not inviting. Bedding was clean & of good quality. Garden is fully enclosed which is great for dogs. Nice location Read morefor days out. The village has a nice pub a few minutes walk away & there is a small Co-Op not far away in Wells. Nice quiet rural location. Hide

Good location for Wells and the surrounding North Norfolk coast. Two minutes walk from a great pub. Very quiet. Nice relaxing and quiet garden. Basic facilities for a base to use for visiting local area.

Lovely little cottage nestled away in the peaceful village of Warham. Extremely clean. As the weather was atrocious it was good to have a warm comfortable cottage to escape back to in the afternoons.

Cottage is cozy if a little compact, we had a lovely time taking my mum and dogs so was adequate for three adults, any more would start to become uncomfortable. Garden is enclosed with a side wall and side gate approx 4ft high although the hedge at the bottom of the garden could be escapable if your dogs are overly inquisitive, Oct2020. 3 HorseshoeRead mores Pub is warm and welcoming, good food and very dog friendly. Delightfully situated but small cottage. Not large enough for five people plus dog, but fine for 2-3. Numerous items of paraphernalia occupy the already limited storage space. Internet is only reliable in the early morning and late evening. No drying area for wet clothes after walking. Excellent pub very close by in this lovely village.

A lovely modern cottage with interesting wall hangings and paintings of local places. Convenient for coastal walks. Good pub nearby in the village,. Co op nearby in Wells ,good. Beds comfortable with good linen sheets, duvets etc. Parking for 3 small cars in front of house. Sunny garden facing south.

The cottage is in an ideal location for exploring North Norfolk. The village of Warham is peaceful and the local pub is well worth a visit.

Good accommodation very comfortable and good location . Enclosed garden suitable for children or dogs. Two toilets very useful for the 5 guests the property Accommodates . The location of this property was fantastic for visiting Wells, Holkham and Blakeney. Good pub in the village. There seems to be ongoing works at the house next door, the drive was left untidy.
