Smith’s Cottage is tucked away in a pretty storybook hamlet within a 15 mins stroll to the Kings Head pub at Letheringsett and about 1 mile from Holt (you can walk to Holt over the old railway line). Recently redecorated, Smith’s offers a truly tranquil escape and has a woodburning stove to complete the idyllic setting.
Access is through the side door into the utility room and thence to the kitchen. There is also a back door from the kitchen into the garden. Off the utility room is the shower room and the ground floor double bedroom. This is a dual aspect room and whilst not the biggest, has adequate storage, bedside lamps and a couple of rather stylish coat rails for your clothes.
The kitchen still has the original butcher’s hook from when the village farmer used to sell his home reared meat from here (mind your head!) but other than this the kitchen is modern with a larder fridge freezer, microwave and electric cooker (the dishwasher and washing machine are in the utility room). There is a dining table with a wooden pew and oak chairs, and a stable door to the rear garden.
From the kitchen is the sitting room with a large inglenook fireplace uncovered during a previous renovation – a lovely surprise for the owners! There is a modern woodburning stove now in situ, together with the TV and DVD, a bookcase and a sofa with a couple of armchairs. Generally speaking the cottage is a homely mix of traditional and modern furnishings.
Behind an original ledge and brace door in the sitting room are the Norfolk winder stairs. These are steep but a handrail has been installed to help you and the stairs are newly carpeted. These lead to the first floor suite which consists of a very spacious bedroom (king sized bed) fitted wardrobe, bedside tables and a chest of drawers. From here is the second sitting room; no TV but super views over the river meadows. The bathroom is off this room and has telephone handset mixer shower taps.
Outside the cottage has front and rear gardens; the rear garden is South facing and backs towards the water meadows. It is mainly laid to lawn. The front garden is where you park and has the most wonderfully scented rose bed.
