Built in the local brick-and-flint style, this terrific holiday property delivers on every count – comfortable accommodation, pretty garden and a choice location in delightful Wells-next-the-sea

Norfolk can lay claim to several wonderful seaside towns, but Wells-next-the-sea is arguably the most quintessentially English of them all. Boasting a large sandy beach backed by dunes and pines, an historic quayside and handsome Georgian buildings, this is a town where unforgettable holiday memories are made. Throw in a miniature steam railway that trundles sedately from the town centre to the beach and you’ll see why Wells is considered one of the region’s true gems. Your spacious property is situated in a quiet cul-de-sac close to the town’s pubs, shops and restaurants, while a 30-minute walk along the coast takes you to Holkham’s breathtaking beach and nature reserve.

You open the front door into a hallway where you’ll find a separate WC and a door into the roomy lounge. Sofas, a Smart TV, iPod docking station and CD enable you to unwind here in comfort and style, with an electric, flame-effect burner providing the warmth on those cooler evenings. Through an archway is the sunny dining room with a table and seating for eight, plus another sofa and plenty of books and games for traditional entertainment. French doors in this room open out onto the patio. The contemporary kitchen includes a microwave, dishwasher and washing machine, with a door from here leading to a gorgeous sun room and seating to enable you to relax while looking out into the garden. The three upstairs bedrooms are bright and complemented by wooden wardrobes and cabinets: one double with built-in storage, one twin and one bunk with pull-out lower double. The spacious bathroom features a bath, shower over the bath and WC.

The enclosed rear garden comprises a paved patio area with steps up to a lawn framed by mature shrubs. Guests have use of a BBQ for al fresco dining, as well as a small front garden with a small area of lawn. A gravelled area at the front of the property provides off-street parking for three cars.

  • 3 bedrooms - 1 double, 1 twin and 1 triple bunk (sleeps 2+1)

Great location. Spacious property with good outside space and parking. Rooms larger than expected. The only downside is the kitchen that is a bit tired but has everything needed for a family holiday and we felt the price reflects this. Was good value for money and would be happy to stay again.

We had a lovely week in this great house. It is clean, spacious, well appointed and very comfortable and was a perfect place for us and our two young children. The quiet location away from the road makes it a very peaceful place despite being only 5 minutes walk from the town centre. We loved it. We will definitely come back.

Lovely cottage, great location for Wells town. Pretty gardens front and back, back garden is enclosed so safe for the dog. Comfortable, spacious and well equipped. Would benefit from ensuite or separate shower if more than 2 people staying as the only shower is over the bath. Plenty of parking outside cottage.

Lovely property in a great location. Only a few minutes walk to the town centre where there is a good selection of restaurants and pubs. The house is in a very quiet cul-de-sac with room for at least 3 cars on the drive. The back garden is totally enclosed and although not very big it was adequate for our two big dogs.

Fantastic location for Wells-next-the-sea and easy to get to other towns/villages by car. 5 minute walk (if that) to pubs/Buttlands square and 10 minutes walk to the quay. Obviously if you know Wells you will know that the beach is a further 20 minute walk from the quay but you can drive up as there is a car park and a cafe/toilets (open when we weRead morent in December). Facilities and comfort in the house were acceptable, it really does need some updating though. New carpets, shower screen etc needed. Hide

As weve been before it wasnt a surprise that the house was so nice and in such a good position to explore Wells and the rest of the coast. Also having a secluded garden means you can also relax there too. All in all an excellent holiday home.
