A thoughtfully converted property offering elegantly-styled accommodation for four guests, located in the pretty village of Dersingham, just 5 miles from the West Norfolk coast.

This property is located in the village of Dersingham, within walking distance of two pubs, village shops, and a pottery gallery. There are miles of scenic walks to be enjoyed in the local area, including the nature reserve at Dersingham Bog which is home to an abundance of birds including several rare species. The coast lies just five miles away, with a choice of beaches within easy reach, including the popular resort of Hunstanton which lies just 7 miles north of the property. One of the area’s most interesting attractions is the stunning royal estate at Sandringham, which is just 1.5 miles away and is open to visitors for most days during the summer.

The front door of this property opens onto a spacious hallway, off from which there are two doors leading through to the kitchen/diner to one side and the lounge to the other. The lounge is an elegantly-styled room with two deep sofas, a warming wood burner-effect gas fire, and a Smart TV and DVD. Across the hallway, the kitchen/diner is a light-filled room with a dining table and an excellent range of equipment including an oven, gas hob, microwave, fridge, freezer, washing machine, tumble dryer and dishwasher. French windows from this room open onto the garden, making it easy to take drinks outside during the warmer months of the year. Returning to the hallway, guests pass a cloakroom with WC before taking the stairs to the first floor where there are two bedrooms. The first bedroom is a generously-sized room which has been finished in chic, understated colours and has a King-size bed, comfortable armchair and Smart TV. The en-suite bathroom for this bedroom is a pretty room with a bath, handheld shower over the bath, and WC. The second bedroom, meanwhile, is a twin room off from which there is an en-suite shower room with a WC.

Doors from both the kitchen and the lounge lead out to the garden, which has a small lawn, and a patio seating area with garden furniture and pretty potted plants. There is off-road parking for one car.

Lounge was dark and the lights in there had a cold temperature which made it stark/not cosy No bin liners supplied other than ones in the bins on arrival The two bed mattresses in the twin room need replacing; very sagging Shower door in twin room needs fixing it is difficult to open/close Key to back door (in lounge) only works from inside so no uRead morese. Just come back from a week at the Hayloft & what can I say. This is our second stay in this cottage, and it didn't disappoint. The cottage was well kept, clean & had all the amenities you needed. The dogs loved the enclosed garden & spent plenty of time running round chasing each other. Loved the village where the cottage was situated plenty of plaRead moreces to walk the dogs, beaches were but a short drive away. Very pleasant property, and well situated in regard to public transport, buses every 15 minutes to Kings Llyn, and the coast all the way round to Wells. Dersingham is quiet and attractive although the village could do with some additional eateries. The Hayloft is clean and well presented, plenty of kitchen equipment. The cottage is very well decorated, comfortable and well appointed. It's also very spacious. It's in a good location for North Norfolk, especially lively Hunstanton and the beautiful wooded grounds of Sandringham. The garden is small, but pretty - fine for sitting outside with a drink, and there is a nearby playground and park, great for the kids. We had a lovely week at The Hayloft, cottage was clean and kitchen had plenty of equipment. Lots of personal items around and very comfortable furniture made it feel very homely. Great location for visiting the coast and Norfolk tourist attractions, including Sandringham. Two great pubs within easy walking distance for eating out, well stocked Co oRead morep in the village for supplies. Need to sort out central heating to come on in morning & off at night. Upgrade kitchen table & chairs, sort out cistern in twin en-suite. Think the gas fire in lounge needs looking at we couldnt get it to work. Oven door needs mending!

Very nice cottage. Great location for visiting the area. Well equipped, warm and very comfortable. Lots of storage in bedrooms. Powerful shower, issue re limescale on shower head ...off putting but didn't shed debris so used it. Very nice cottage in small close, good size but cosy, very clean and tastefully decorated. Good size, three loos and en suite for both bedrooms. Nice little side garden ideal if you have a pet. Close to decent local Co-op and walks on Sandringham estate. Only issue was bits missing from the baby gate, an important omission if you want to stop dogs Read moregoing upstairs and smoke alarm going off due to low battery with no replacement available, surprised it hadnt been previously reported. Really enjoyed everything about this place .. very cosy and comfortable cottage with everything carefully thought out , great location with an easy 10 minute walk to the local pub which had a great atmosphere , plenty to do in the local area , particularly enjoyed walking the dogs on Branchester beach, will definitely be back ..
