This property is situated in the village of Titchwell, just moments away from two hotels, both of which have well-regarded restaurants offering all-day menus including afternoon tea. A mile from the property, the village beach is a quiet spot to enjoy coastal walks and makes up part of the RSPB reserve which is home to an abundance of rare seabirds which populate the reeds, freshwater lagoon, and saltmarshes. Just 6 miles around the coast, the bustling resort of Hunstanton is a fun place to spend a day at the seaside, whilst neighbouring Old Hunstanton is a small village boasting a fantastically spacious sandy beach, offering a quieter alternative to the town’s main beach and seafront parade.

Stepping directly from the pavement through the front door of this property brings guests straight into the main living space of this pretty cottage. This spacious lounge/diner is a stylish room which has been finished in a chicly understated fashion with simple yet elegant furnishings and decor, including two comfortable sofas, a warming wood burner, an exposed brick wall, and a TV/DVD. To the rear of the room, the dining area seats up to four guests and is situated right next to the kitchen which is well-equipped offering a Belfast sink, oven, hob, microwave, fridge/freezer, dishwasher, and washing machine. The property’s bathroom is situated on the ground floor just beyond the kitchen and offers a contemporary-style shower-over-bath and WC. Steep cottage style stairs lead upstairs where there are two restful bedrooms, which have been finished in the same attractive style as the rest of the house. The first of these is a double room with a chest of drawers and wardrobe, whilst the second bedroom is a twin room boasting views across the garden.

A patio door from the kitchen opens out onto a pleasant patio seating area with garden furniture to the rear of the property, beyond which there is a fully-enclosed lawn offering plenty of space to relax and play. There is private off road parking behind the cottage.

This is a very cosy cottage. Everything is provided for a comfortable stay. The beds are good too! We loved it and will be back again next year. Birdwatchers (like us) will love it as it overlooks RSPB Titchwell Marsh and only 300 yards from the entrance. 5 stars all round.

We have just come back from a long weekend here with our dog. The cottage was lovely and brilliant for exploring local beaches. It was clean and very well equipped and very tastefully decorated. We both enjoyed a lovely relaxing break.

We really loved our stay at The Roost. It was a fantastic location and a brilliant clean cottage with everything needed for a lovely 4 day stay. Titchwell itself is so near to other beaches and places to visit. We really appreciated the secure garden (we came with an dog) and parking too. We will definitely be back!

Wonderful stay in this cottage. Walked in to find it immaculate throughout and a lovely welcome basket of wine and snacks plus milk in the fridge. Garden a real plus for hot days and our dog. The cottage is situated on the A139 but this was not a problem as not a lot of traffic at night and hardly noticeable at the back of the property. The stairs Read moreare steep so be aware if you have any mobility issues. Walking distance to a wonderful sandy beach which our dog absolutely loved. Hide

This is a well appointed cottage if you are a dog owner the private gated garden is a real boom great to relax in at the end of the day. Only disappointment was you could not let dogs upstairs. Luckily we had a cage with up so our dog stayed in this. Near to great pubs and restaurants walking distance RSPB Titchwell Marsh restricted access for dogsRead more shame you cannot let them off a lead. Hide

Wonderful cottage. Very tasteful, thoughtfully furnished and well considered. Garden is a sun trap, we got a chance to sit out in the sun. Extremely comfortable and peaceful. Highly recommend a stay here.

A great location for a special UK coastline and a stretch of lovely villages with good eating and drinking facilities, which are well patronised. Brilliant cottage, morning walks glorious, wildlife everywhere. Foxes, deer, partridge and amazing amounts of geese. The sunset us also a wonder to see. Loads of places to visit whatever uou need. Definitely worth a stay.

Had a really lovely holiday in 'The Roost'. the garden was ideal for the dog and we did the recommended dog walking routes. My daughters loved their room and the cottage too. Was good for the whole family. I would definitely consider coming back to stay there again.

We had a fabulous stay. The cottage is in a great location opposite a bird sanctuary and only 20min walk from the beach. There are other great beaches a short car journey away. We will definitely come back!

Very clean, well equip & comfortable cottage. 5 min walk (along A149) to Titchwell RSPB reserve - lovely for an evening stroll. Only slight downside is proximity to main road which means bit noisy sleeping with windows open. Not so easy to find 1st time if travelling from Wells (easy using directions from Hunstanton). Would use again.
